The Situation
Brandon Charnas identified that ABC Carpet & Home was looking to downsize its large footprint at 888 Broadway—a structurally complex scenario, since ABC owned the building and wanted to maintain a presence on Broadway rather than fully relocate. The challenge was to engineer a structure that protected ABC's iconic retail presence while creating a transaction that made sense for an institutional acquirer.
The Strategy
Drawing on his prior partnership with Normandy Real Estate Partners from the 799 Broadway assignment and their growing interest in Midtown South office assets, Brandon identified Normandy as the ideal buyer. Over more than a year of hands-on structuring and negotiation, he engineered a transaction in which Normandy acquired the fee interest at 888 Broadway and the leasehold interest in the adjacent property, while leasing back ground-floor retail to ABC to preserve their Broadway presence.
The Outcome
The transaction preserved ABC Carpet's operations while enabling a comprehensive repositioning of 888 Broadway, which has since become one of the premier office buildings in the Flatiron District.
The Situation
Brandon Charnas identified 670 Broadway, the historic former Brooks Brothers flagship, originally built in 1873, as an off-market acquisition opportunity. The building was completely vacant, and the owner's pricing expectations were ambitious. The challenge was identifying the right institutional buyer and the right anchor tenant simultaneously.
The Strategy
Leveraging his institutional and retail network, Brandon targeted the Paramount Group, who were actively seeking a boutique Manhattan asset. In parallel, he negotiated a 15-year, 29,000 square foot lease with Equinox to anchor the 65,000 square foot building, providing the long-term tenancy needed to catalyze the repositioning and justify the acquisition.
The Outcome
Equinox opened a flagship location in the redeveloped building. Brandon subsequently leased the balance of the building, fully repositioning 670 Broadway into what is now ZERO BOND, a landmark asset and one of Manhattan's most recognized private membership clubs, featured in The Real Deal's January 2026 issue as a defining moment in the evolution of Manhattan's private club market.

Brandon Charnas represented Tom Brady Enterprises in identifying and securing premium commercial space in Miami, a headquarters that needed to reflect Brady's health-focused brand, support the operational needs of a diverse portfolio, and offer a workplace experience aligned with his professional identity.
The Strategy
Brandon leveraged his South Florida market expertise to identify The Well Bay Harbor Islands, a wellness-focused commercial development offering exclusive amenities, outdoor meeting spaces, and proximity to Brady's Miami residence. The focus was on a space that could serve as a central hub for TB12, Brady Brand, and Brady's growing sports franchise and entertainment investments.
The Outcome
Tom Brady Enterprises leased 8,415 square feet at The Well Bay Harbor Islands, establishing a state-of-the-art headquarters that centralizes the operations of his wellness, sports, and entertainment portfolio. The space offers access to The Well Spa, rooftop meeting areas overlooking Biscayne Bay, on-site fitness programming, and organic dining, a workspace that reflects the scale and character of Brady's business portfolio.

Through Warwick Capital Management, Brandon advised on more than $1 billion in commercial investment sales, including landmark Manhattan assets along the Broadway corridor.
